Policies – Island Bay Resort

  • Deposit

    • The number of guests specified includes adults, infants and children. No additional guests will be allowed or accepted.
    • We require one night’s deposit to confirm a stay of less than 2 nights.
    • For a stay of 2 nights or more we require a 50% deposit.
    • Rates are subject to 7.5% Florida Sales Tax and 5.0% Tourism tax.
    • Daily room rates are based on double occupancy.

  • Cancellations.
    • Our Standard Cancellation Policy is 14 days prior to arrival.  If you cancel more than 14 days prior to your check-in date, you would be refunded your deposit less a $50 per cottage cancellation fee.  If you cancelled within 14 days of your check-in date, you would lose your entire deposit.  If you shorten your stay within 14 days of your check-in date, you are still responsible for the entire balance of your original reservation.  No refunds will be given for early departure.  We are sorry but no exceptions will be made.  Being such a small property with only 10 units, cancellations impact us greatly.  Deposits and cancellation periods will be greater for Holiday and Special Event period, rates will be increased and longer "minimum stays" may be required.
    • Group Reservations, Special Events, & Holidays (30-day cancellation) - For any cancellation or change of dates, we must receive 30 days' notice prior to your confirmed arrival for a refund of your deposit less a $100 per cottage cancellation fee.  If any full or partial cancellation or change of dates is made within 30 days, regardless of the reason, you are financially responsible for 100% of the entire reservation. We highly recommend purchasing trip insurance for these bookings.
    • In case of a no show, you are still responsible for and will be charged the entire balance of your reservation.
    • Special policies will apply for Groups.  Group reservations cannot be made on-line.  We must speak with you on the phone. 
    • We do not refund for early departure, inclement weather or circumstances beyond our control.  Exceptions are made for Mandatory Evacuation Orders for Hurricanes.

  • Check-In/Check Out

    • Check-in time is from 3:00 PM on the day of arrival and the check-out time is 11:00 AM on the day of departure.  Office closes at 6pm.  If you will be arriving after 6pm please let us know prior to your arrival so that arrangements can be made for your key.

  • Resort Property

    • In order to maintain our peaceful, relaxing and 'no crowd' atmosphere, our resort property is for registered guests only.  NO VISITORS ALLOWED.
    • Sorry we do not permit personal watercraft or fireworks.
    • The length of boats using our dock is restricted to 20 feet or less.  Dock space for boats is limited and you must reserve space on our dock with us at the time of making your reservation/prior to your arrival. 
    • We do not have any parking available for trailers.  Trailers cannot be parked here.  You must make arrangements to keep your trailer somewhere else during your stay.
    • All rooms are smoke free. You are permitted to smoke outside on the grounds but no smoking is allowed inside the rooms. Should you choose to ignore this rule a $200.00 cleaning fee will be charged to your credit card.
    • Barbecues are charcoal. You provide the briquettes.  We have a grocery store 1 mile south of us that sells it.
  • Pets

    • We do not allow pets.
  • WIFI

    • Complimentary Wi-fi is available to our guests free of charge.
